How much does drain cleaning cost in Farmington, NM?

Real numbers, the four things that actually move the price, and the questions that stop a $99 job turning into a $400 one.

Most people asking this question have a sink full of standing water and no interest in a lecture. So: a standard residential drain with an accessible cleanout is $99 with us, during normal business hours, and that includes a camera inspection. Everything below explains when it is not that, and why.

The four things that change the price

Drain cleaning is not one job. It is a family of jobs that look identical from the kitchen and are very different from underneath the house.

  1. 1Access. A cleanout is a capped pipe that lets us put a cable or jet straight into the line. If you have one, the job is quick. If we have to pull a toilet or go through a roof vent, that is extra labour and it is priced accordingly.
  2. 2Which drain. A bathroom sink is a two-inch line with a trap you can reach. A main sewer line is four inches, thirty metres long and buried. Same trade, very different day.
  3. 3What is actually in it. Grease and soap scum give way to a cable. Tree roots do not — they need cutting, and often jetting afterwards, or you are back in three months.
  4. 4When you call. Emergency and after-hours work costs more than a Tuesday morning, because someone is being woken up. Any company telling you otherwise is building it into the daytime rate instead.

What the $99 actually covers

  • One residential drain, with an accessible cleanout
  • A camera inspection so you see what caused the blockage
  • A 12-month warranty: if that drain clogs again, we come back once at no charge
  • Normal business hours, residential property

Additional drains on the same visit are priced separately. Commercial kitchens and grease lines are quoted on their own because the work genuinely is different. None of this is a surprise on the invoice — you hear it on the phone.

Where cheap quotes go wrong

The classic is a very low advertised price that assumes ideal access, then a long list of additions once the van is in the driveway. The second is a cable run through the clog that restores flow without removing the cause, so the same drain blocks again in two months and you pay twice.

Signs the job is bigger than one drain

  • Every fixture in the house is slow at the same time — that is the main line, not a drain
  • The toilet bubbles when the washing machine empties
  • Water appears in a tub or floor drain when you flush
  • It has clogged twice in the last year in the same place

Any of those and the right first step is a camera, not a cable. Diagnosing correctly is cheaper than clearing the same line three times.

Local factors in San Juan County

Farmington water is hard, so scale narrows older galvanised and cast iron lines steadily over decades. The mature cottonwoods and elms in the older neighbourhoods put roots into clay-tile sewer laterals every single season. Both mean a line here can need more than a cable, and a camera is the only way to know before you spend the money.
